1. Initial Consultation
A no obligation quote for services is offered after a first meeting. I begin by thoroughly discussing your goals, likes, the scope of your project, budget, and lifestyle needs to create a Project Brief. This step ensures we're on the same page, making the design journey smoother and more efficient.
2. Property Evaluation
If you're planning to build or renovate, or searching for a new property, my experience in home renovation and designing extensions can help estimate costs and check construction feasibility, guiding your building and buying decisions.
3. Schematic Design
Concept design plans are developed from the brief with multiple options for different room layouts and building forms presented to the client. This can include a whole of property master plan to ensure integration with future planned projects. Sketches, images, various products and material samples are helpful for confirming the design vision at this stage.
4. Design Development
I work in close collaboration with the client to refine the initial design, focusing on creating detailed plans and elevations of kitchens, bathrooms, and key interior design elements. Interior finishes are selected, and furniture layouts confirmed. The building exterior appearance, construction methods and materials are decided, and documents are completed for Planning Approval submissions to Council.
5. Construction Documentation
I prepare comprehensive construction documents that include plans, elevations, sections, details and specifications. Structural engineering documents and the energy code assessment are integrated into the design. These documents are essential for accurate bidding and construction and are submitted for Building Approval.
6. Contract Administration
During construction, I offer project management services to oversee progress, address any issues, and ensure that the work adheres to the design intent and schedule. I conduct regular site visits and liaise between you and the contractor. I can also act as Superintendent an oversee Homeowner / Builder projects.
